Disputes That Arise Most Often in Konyaaltı

Tenancy and eviction

High demand for rented housing brings frequent questions on the determination of rent, the lawfulness of increases under the Turkish Code of Obligations, and eviction. Eviction on the ground of the landlord's own need, eviction for default in payment, and eviction at the end of the ten-year extension period are each subject to different conditions and notice periods. Multi-block sites governed by a management plan are common in Konyaaltı. Which Courts Have Jurisdiction

Konyaaltı does not have a separate courthouse. Disputes arising in the district are heard at the Antalya Courthouse. The competent court depends on the nature of the matter:

  • Divorce, alimony, custody and matrimonial property: Antalya Family Courts
  • Tenancy, eviction, title deed and condominium matters: Antalya Civil Courts of Peace and Civil Courts of First Instance
  • Employer and employee disputes: Antalya Labour Courts (mediation is mandatory before proceedings)
  • Criminal files: Antalya Criminal Courts of First Instance and Assize Courts
  • Administrative acts and conduct: Antalya Administrative Courts
  • Consumer disputes: Antalya Consumer Court or the Consumer Arbitration Committee

Rules on territorial jurisdiction vary with the dispute: the location of the property, the residence of the defendant or the place of performance of the contract may each be decisive. Identifying the competent court correctly before filing avoids procedural delay.

Preparing for a First Meeting

Bringing the relevant documents to the first meeting makes the process quicker: contracts, title deed records, notices and service documents, bank receipts, correspondence, any existing case file details and identification. Documents may also be sent electronically in advance.
